What a bond clean costs in the Shire
Guide pricing only, every property is quoted individually. In 2026, a bond clean on a one bedroom unit typically runs around $250 to $400, two bedrooms around $300 to $500, three bedrooms around $400 to $700 and a four bedroom house from $500 to $900 or more. Carpet steam cleaning usually adds roughly $30 to $60 per room. Condition, extra bathrooms, balconies and garages all move the price, and the cleaner who calls you gives a firm figure before any work starts. The full breakdown is in the bond cleaning cost guide.
What agents actually check
Final inspections run off a checklist, and the same items catch tenants every time: the oven and rangehood first, then carpets, shower grout and glass, window tracks, skirting boards and marks on walls. The cleaners we work with build the job around that exit checklist, from the oven and kitchen to bathrooms and tiles, windows and tracks and carpet steam cleaning where your lease asks for it. Under NSW tenancy law you must leave the place reasonably clean, allowing for fair wear and tear, and a clean built to the checklist gives you the best chance of keeping cleaning out of the argument at inspection.
