Move in cleaning in the Sutherland Shire
Updated October 2026
The previous tenant's bond clean was built to pass their inspection, not to meet your standards. A move in clean gets the place genuinely clean before your furniture lands, while every cupboard is empty and every floor is bare. Tell us the size of the place and an insured local cleaner will call you back with a price.
Why clean a place that was just cleaned
Three honest reasons. First, bond cleans vary wildly, some are excellent and some scraped past an inspection weeks before you got the keys. Second, properties often sit empty between tenancies collecting dust, insects and cobwebs. Third, clean to someone else's standard is not clean to yours, especially in the rooms that matter: nobody wants to put plates in cupboards they have not wiped themselves or bathe kids in a shower someone else signed off. A move in clean is the one chance to do the whole property with nothing in the way. Once the boxes arrive, that chance is gone for the length of your lease.
What a move in clean covers
The scope mirrors a full end of lease clean, done from the incoming side:
- Kitchen: cupboards and drawers wiped inside before your things go in, oven and stovetop degreased, sink descaled, benches sanitised
- Bathrooms: shower, screens, grout, toilet and vanity scrubbed and sanitised
- Bedrooms and living areas: wardrobes wiped inside, skirting boards, switches, fans and vents dusted, cobwebs down
- Windows: interior glass, sills and tracks
- Floors vacuumed and mopped throughout
- Optional extras: carpet steam cleaning if the carpets smell of the last tenant or their pets, and exterior glass where reachable
It is also worth photographing anything already marked or damaged while the place is empty and clean, before your condition report is due back. A clean property makes the genuine marks easy to see and record, which protects your own bond at the far end of the lease.
What it costs
Move in cleans price much like bond cleans because the scope is similar. As a guide only, expect roughly $250 to $400 for a one bedroom unit, $300 to $500 for two bedrooms, $400 to $700 for three bedrooms and upwards of $500 for a four bedroom house, with carpet steam cleaning adding about $30 to $60 per room. Condition is the big variable: a place left well needs less time than one that scraped through. The bond cleaning cost guide has the full breakdown, and the cleaner who calls will give you a firm price for your actual property.
Timing it right
The ideal window is after you get the keys and before the removalist arrives, even a single clear day works. If the carpets are being steam cleaned, do that last and give them a few hours to dry before furniture goes down. Moving within the Shire? Many people book the bond clean on the old place and the move in clean on the new one together, one form covers both. The cleaners work every suburb, including Cronulla, Caringbah, Miranda, Kirrawee and Engadine.
Frequently asked questions
Is a move in clean different from a bond clean?
The checklist is nearly identical, the difference is who it serves. A bond clean answers an agent's exit checklist. A move in clean answers you, so you can weight it towards what matters most, usually the kitchen, bathrooms and inside storage.
Shouldn't the landlord provide a clean property?
The property should be reasonably clean at handover, and if it clearly is not, raise it with the agent and note it on your condition report. Many tenants still book their own clean because reasonably clean and clean enough to unpack into are different standards.
Can it be done before I have moved anything in?
That is the best time. An empty property is faster to clean properly, which also keeps the price down. Book it for the gap between getting the keys and moving day.
Can I add carpet cleaning?
Yes. If the carpets hold smells from the previous tenancy, steam cleaning while the rooms are empty gives the best result. Mention it on the form and it will be quoted in the same visit.
